Ridgeway Facilities Management
A maintained block of flats

Repairs and maintenance for the buildings people live and work in.

Ridgeway Facilities Management looks after reactive repairs, planned maintenance and small works for housing associations, care homes and commercial offices, from our depot in Harlow.

  • Based in Harlow

Covering Harlow, Epping, Bishop's Stortford and the towns around them.

  • 24-hour emergency cover

An engineer on call every evening, night and weekend for contract customers.

  • Enhanced DBS checks

For every engineer who attends a care home or sheltered housing scheme.

  • Qualified in house

Gas Safe, F-Gas, 18th Edition and fire and emergency lighting engineers on our own payroll.

What we look after

Most of our work is under contract, with agreed response times and a planned maintenance programme for each building. We take one-off jobs too.

Reactive repairs

You report a fault, we reply with a job reference and a priority, and an engineer attends within the time in your contract.

  • Heating, hot water and leaks
  • Electrics, lighting and door entry
  • Doors, locks, windows and roofs
  • Made safe on the first visit

Planned maintenance

Servicing and statutory testing on a programme we agree with you, with the certificate or record sent when each visit is done.

  • Boilers, heat pumps and air conditioning
  • Emergency lighting and fire alarm checks
  • Water hygiene and TMV servicing
  • Electrical testing and EICRs

Small works

Jobs too big for a repair and too small for a main contractor. We survey, quote line by line, and start once you approve.

  • Communal lighting upgrades
  • Plant room pumps and controls
  • Air conditioning replacements
  • Fire door and entrance door works

Who we work for

We work in occupied buildings, so every contract starts with the site rules: who signs us in, when we can make noise, and who needs to know before we turn anything off.

Housing associations

General needs and sheltered housing, from houses with their own boilers to six-storey blocks with lifts, communal boiler rooms and concierge desks.

  • P1 emergencies attended within 4 hours, 24 hours a day
  • Scheme managers told 48 hours before any planned shutdown
  • Your order number on every job, email and invoice

Care homes

Heating, hot water, nurse call, emergency lighting and building repairs, planned around the home's routine and its residents.

  • P1 emergencies attended within 2 hours, 24 hours a day
  • Every engineer holds an enhanced DBS check
  • Noisy work kept away from mealtimes

Reference site: Riverside Care, a 42-bed home with a 12-bed dementia unit

Commercial offices

Building services in multi-let offices, with planned maintenance on a fixed monthly charge and reactive work at contract rates.

  • Every request confirmed by email within 30 minutes in working hours
  • Isolations agreed 48 hours ahead and done outside office hours
  • Monthly KPI report and a quarterly review

Reference site: Northgate Offices, three storeys and 11 tenants at Northgate Park

How a job runs

  1. 1

    You tell us

Email or call the service desk with the address, what has gone wrong and your order number. A photo of the fault helps.

  2. 2

    We log it

The service desk raises the job, sets the priority from your contract, books the engineer and replies with the job reference.

  3. 3

    An engineer attends

The engineer arrives with the site notes, the access details, the asbestos register and the asset history for the building.

  4. 4

    You get the paperwork

A written summary with before and after photos, and any certificate, comes to you when the job closes. Follow-on work comes as a quote.

Reporting and account management

Each contract customer has a named account manager, and the same people look after the same buildings week after week.

  • A monthly report

Sent by the fifth working day: jobs raised and completed by priority, performance against your KPIs, planned maintenance completed and open quotes.

  • A quarterly review

A meeting with your account manager to go through performance, complaints, assets reaching the end of their life and next year's programme.

  • References on everything

Every email, quote and invoice quotes our job reference and your order number, so your accounts team can match it first time.

  • Records you can use

Worksheets, photos, readings and certificates for every visit, ready for your compliance records and your auditors.
